When we met the homeowners, we had recently sold another townhome in the community so we were very familiar with the floorplans, comparables and recent pricing and this unit was the same floorplan of the other unit we sold. Since the goal of this project was to update and sell the townhome, we recommended the design and remodel updates that would have the greatest return on investment up to but not beyond the point of diminishing returns. The sellers trusted our recommendations and approved the entire budget of $16,000. The updates included:

We met with the homeowners to understand their goals and gave them prices based on the home as it was when we saw it and another based on design and remodel updates with a budget the homeowners were comfortable investing to increase their net proceeds. After our initial meeting with the homeowners, we performed a market analysis and let them know that the market price for the home without updates would be about $400,000 and in the competitive market, we might sell it for about $410,000. We then presented them with updates, based on a budget they provided that would maximize the sales price.
