2527 Foster Ridge

2527 Foster Ridge was a past client of their real estate agent and they wanted to ensure the home would sell for the most money so they would be able to net the highest proceeds to help them retire. The home required significant updates when if it was to achieve the sellers goals. With the existing design elements being either original from the 1960’s or updates that were now over 20 years old, the challenge was to determine where to invest in updates given the budget allocated to the project.

Every flip project begins with a final sales price in mind and the budget is determined based on an as-is price and goals of the client. At the onset of the project, the real estate agent determined a market price of $540,000 for the finished home. The home sold after updates for $650,000.

The Update – Photos

The project began on the outside by improving the curb appeal. We removed numerous overgrown trees that blocked the view of the home and painted the brick and trim current colors from the available options and styles allowed by the Homeowner’s Association. Read more about the update below…

More About The Update

Inside required numerous updates. We started by painting all of the trim and walls and refinishing the hardwoods to make it feel more current and match today’s styles and trends.

Primary Bathroom

The primary bathroom was completely transformed. Before the update, the home had a standup tub shower combo, and original pink tile on the walls. The entire room was gutted and a new frameless stand up shower was built. A new vanity, new light fixture, new faucet and accessories were added to create a modern zen spa like owner’s ensuite bathroom

Kitchen

In the kitchen, we removed fluorescent lighting and installed recessed lights and new pendent lighting, removed the dated counters and installed new quartz counters, substantially increasing the appeal of the countertops by adding a waterfall feature to the peninsula, painted the cabinets, installed new appliances, and installed new fixtures and a modern backsplash to enhance the visual character of the overall space. Fresh hardware, faucets and light fixtures were added. Contrasting cabinet colors highlighted this new modern design.

Sunroom

The sunroom was transformed to a modern oasis by painting the walls white and adding a beautiful dark gray/black ceiling with a mid century modern white ceiling fan to create a relaxing indoor outdoor retreat space.

Exterior

The exterior brick was painted a modern soft white and the trim was updated with a dramatic deep rich dark blue. Accent walls on the exterior were also painted the blue to provide a modern contrast that draws the eye.
