365 Carybell Ln

365 Carybell was purchased by a client as a renovate and flip project. The home required a complete update when purchased. With all design elements being original, the challenge was to determine where to invest in updates given the budget allocated to the project.

Every flip project begins with a final sales price in mind and the budget is determined based on the purchase price and goals of the client. At the onset of the project, the real estate agent determined a market price of $800,000 for the finished home. Within the first week, they received an offer for $815,000!

The Update – Photos

The project began on the outside by improving the curb appeal. We removed numerous overgrown trees that blocked the view of the home and painted the brick and trim current colors from the available options and styles allowed by the Homeowner’s Association. Read more about the update below…

More About The Update

Inside required a full update. We started by removing the popcorn and smoothing the ceilings throughout the house, painting all of the trim and walls, and replacing the old carpet with new to make it feel more current and match today’s styles and trends.

Primary Bathroom

The primary bathroom was completely transformed. Before the update, the home had a standup tub, a very small separate shower, cultured marble counters, and dated light fixtures. We removed the tub and reconfigured the floor plan by building a much larger shower with herringbone tile and frameless shower glass where the tub was. In place of the old shower, a fresh concept of open shelving and built in dresser adjacent to primary closet was designed. We installed all new faucets and light fixtures as well as new quartz counters. We painted the vanity, built a border around the mirror, and installed a missing door to the water closet.

Kitchen

In the kitchen, we removed fluorescent lighting and installed recessed lights, removed the dated counters and installed new quartz counters, substantially increased the size of the island to allow for a breakfast area on the counter, painted the cabinets, installed new appliances, and installed new fixtures and a modern backsplash to enhance the visual character of the overall space. Fresh champagne bronze hardware, faucets and light fixtures were added. Contrasting cabinet colors highlighted this new modern design.

Basement

New flooring was added, every surface was painted and we installed a custom wet bar to add a custom look to add character.

Powder Room

The powder room was transformed to a modern luxurious masterpiece by adding gold and matte black lighting, faucets and hardware. A black and gold geometric wallpaper completed this ultra modern concept powder room.
