THE PREMIER DESIGN AND REMODEL PLAN
When we met the homeowners, we had recently sold another townhome in the community so we were very familiar with the floorplans, comparables and recent pricing and this unit was the same floorplan of the other unit we sold. Since the goal of this project was to update and sell the townhome, we recommended the design and remodel updates that would have the greatest return on investment up to but not beyond the point of diminishing returns. The sellers trusted our recommendations and approved the entire budget of $16,000. We felt that updating the kitchen to be a more modern feel by lowering the kitchen island bar area to make a modern large counterspace was the wow factor this space needed. We also sanded the floors to a natural finish to brighten up the unit, as well as added a fresh modern neutral paint pallette. The updates included:
- Lowering the kitchen island to counter height
- Installing new quartz countertops
- New backsplash in kitchen
- Refinishing hardwood floors on the main level using a natural wood color
- New kitchen faucet and cabinet hardware
- Complete interior paint
